Civitas Capital Group is developing an apartment complex consisting of 169 bedrooms, implemented by its subsidiary specializing in apartment development, The Shelter Companies, LLC (Shelter), in the Bishop Arts apartment area, Dallas, Texas. The limited partnership, Civitas Investment Fund, the Bishop Arts apartment project was established as an EB-5 investment opportunity and partially sponsored the Project’s development.
This project is located in the Target Employment Area (TEA) and therefore, qualifies for the minimum EB-5 investment of 800,000 USD.

The project is ideally located in the Bishop Arts District of Dallas city, just 10 minutes away from downtown Dallas and is a long-standing commercial area with over 60 shops, restaurants, cafes, bars, theaters, and art galleries.
The project allows tenants to choose to rent the entire apartment or by room with prices starting from 1,075 USD/month – 20 – 30% lower than other options in the area. The target customers of the project are young people or recent graduates, aiming for quality housing and good location and do not hesitate to share.
PROJECT STRENGTHS
- Interest-free for 06 months if investing the remaining 400,000 USD within 06 months; or
- US market interest rate +4.25%/ year (~ 10.25%/year) in the first 02 years;
- Can borrow up to 05 years maximum.
